What Best Work Looks Like on The Retail Tape

The quality bar for every deal page, every assessment screen, and every client memo — so the public journal and the private workflow match.

I am writing this so the standard is public.

If The Retail Tape is going to represent Williams Capital Advisors across Los Angeles, Orange, Riverside, and San Bernardino counties, every entry has to clear the same bar I would accept in a working session with a long-hold owner.

## The gold-standard deal page

Read the Harbor Boulevard entry first: $1.85 Million for 6,516 SF on Harbor — What $284/SF Actually Means in North OC.

That page is the template.

It has:

1. A number-first headline a principal can screenshot. 2. County in the dateline — not “SoCal” as a blur. 3. Deal stats that include *what we refuse to publish* (cap, NOI, roll) when we lack a cite. 4. Four takeaways that change a decision — not four restatements of the price. 5. A broker read that sequences sell / hold / refinance / appeal without forcing all four. 6. Sources a skeptic can check. 7. One soft next step.

It does not have:

* Invented caps or rent rolls. * Guaranteed tax savings. * Multifamily theater. * CDF branding. * Deadline advice for Orange County without a live calendar check.

## The gold-standard assessment screen

Public pages earn trust. Private memos keep it.

When an owner requests a commercial tax-appeal screen (office, industrial, or retail only), best work is a short memo that:

1. States county + asset class + APN in the first five lines. 2. Separates facts (roll, SF, occupancy from owner) from judgment. 3. Shows market evidence with sources — or says the evidence is insufficient. 4. Confirms the county filing posture as of a dated live check — or holds the verdict until that check is done. 5. Ends in one of three verdicts: pursue · hold · re-screen. 6. Offers at most one adjacent path (Value Review, list, or capital through WCA Mortgage Brokerage).

We keep a worked illustrative memo in the firm docs for training. Live client memos use real bills and real comps — never the illustrative numbers.

## The test

Before we publish or send:

> If this owner’s attorney or CPA asked “where did that number come from?” — can we answer in one sentence with a source?

If not, it does not ship.

## Why this matters

Atlas-style journals win on cadence. We will win on trust density — fewer pages, harder to attack, useful in LA, OC, Riverside, and San Bernardino without lying about any of them.

That is the best work. Everything we add to the tape should be at least this honest.
