Is parking and Harbor visibility still the story, or has the node moved? 4. What does the Orange County roll show for land versus improvements, and when was the last change of ownership reassessment? 5. Is the owner deciding sell, hold, refinance, or appeal — or all four at once without a sequence?
**How this connects to services.** A principal who owns similar product in Orange County does not need more noise. They need a Value Review if price is the question, a listing conversation if exit is the question, capital through WCA Mortgage Brokerage if debt is the question, and an assessment screen if the roll is the question. One primary next step. Not four CTAs.
