The walls
Where the roles separate — on purpose.
Financing is never blended into representation.
Mortgage and financing work runs under the NMLS-licensed WCA Mortgage Brokerage seat and is attributed that way everywhere on this site. A valuation or listing conversation never quietly becomes a loan pitch.
Residential runs outside WCA entirely.
Annie Liu Williams's San Gabriel Valley practice operates under Vismar Corporation — its own brokerage, its own licenses. WCA is commercial.
WCA is a real estate brokerage — not a broker-dealer.
Williams Capital Advisors does not sell securities and is not a broker-dealer or registered investment adviser. It is unrelated to “Williams Capital Group,” the New York broker-dealer founded by Christopher Williams (now part of Siebert Williams Shank). Same words, different firm, different industry.
Roles are papered at the transaction level.
California requires written agency disclosure in the transaction documents — that is where role assignments are made explicit, deal by deal, in writing you keep.
