Foreclosure help in Riverside County
You have options in Riverside County. This page explains the timeline in plain words. It is education, not legal advice.
How foreclosure works in Riverside County
The rules come from California law. They are the same across Riverside County. Your lender records a Notice of Default first. This paper starts the clock (Civil Code §2924). In Riverside County, that notice is recorded at the County Recorder in downtown Riverside.
A sale cannot be set for at least three months (§2924). After that, the lender posts a Notice of Trustee's Sale. It must go up at least 20 days before the auction (§2924f).
You may have the right to catch up on what you owe. That right ends five business days before the sale (§2924c). From the first notice to an auction is often at least about 110 days. Many times it takes longer. This is education, not legal advice.
Where to get help nearby
Start with your lender. Ask about your options in writing. Then call a HUD-approved housing counselor. Their help is free. A lawyer can review your rights too. Do these first if you want to keep the home.
Riverside County has HUD-approved counselors close by. The Fair Housing Council and credit.org both serve local owners. The court's self-help center can point you to more help. You can find the contacts below.
If selling makes more sense
Sometimes selling is the better path. If you owe more than the home is worth, a short sale may be an option. A short sale only works if your lender says yes. It is your lender's decision, not a sure thing.
