How the foreclosure process works here

Most California foreclosures skip court. The lender files papers instead.

It starts with a Notice of Default. This gets recorded at the county. In Los Angeles County, it is recorded in Norwalk.

The Notice of Default starts the clock. A sale cannot be set for at least three months (§2924).

Next comes a Notice of Trustee's Sale. It is posted at least 20 days before the auction (§2924f).

You have a right to catch up on what you owe. That right ends five business days before the sale (§2924c).

From the first notice to the auction is at least about 110 days. It is often longer.
